I was sitting down with Mark Mowery of Professional Yacht Partners recently. Mark is an old time Newport Beach yacht broker whose family has been in the Newport Beach shipyard business from the 1930′s. He is also a yacht captain and USCG Merchant Marine officer. He also owns a professional yacht partnership business that caters to investors and owners of larger world class private yachts in Newport Beach. I have known him for many years, and anyone looking to find a slip in Newport Beach should give him a call.

Blame it on the economy? 48% in a recent survey by Relocation.com stated that their ideal home size would be 1,000 to 1,999 sf. Five years ago, 2,400 sf was the average home size according to the NAHB (National Association of Homebuilders). Could a trend towards downsizing actually spur sales for smaller homes and condos? With credit tight, and short sales and reos on the rise, a trend toward purchasing smaller homes would be a welcome relief for the battered housing sector.

One of the lovely things about attending so many conventions, conferences, and meet ups is that you run into lots of interesting people. I appreciated the nice blog post Brett Bumeter did about our running into each other so often. I even did a video interview of Brett.

A recent study by Relocation.com found that 50 percent of people who recently moved did so to improve their living situation. The survey, conducted in June, is a dramatic reversal from a similar Relocation.com survey in March 2009 that found the recession played a much larger role in the decision to move. I enjoyed interviewing Brian Suder of Home Rescue Programs.com recently. His company offers a number of specialized services. They assist agents and brokers with short sale acceleration, and are also involved in the mortgage relief field. In this economy, many people are looking for specialists who can provide such services.

RealtyTrac released its March 2008 U.S. Foreclosure Market Report, which shows foreclosure filings — pre-foreclosures, foreclosure auctions and bank-owned REO properties — were reported on 234,685 properties nationwide during the month, a 5 percent increase from the previous month and a 57 percent increase from March 2007. The report also shows one in every 538 U.S. households received a foreclosure filing during the month.

Filings were reported on 64,711 California foreclosures in March, the most of any state for the 15th consecutive month. California foreclosure activity increased nearly 21 percent from the previous month and almost 106 percent from March 2007. What this means is that there are huge discounts out there to be picked up by home buyers and investors whether they’re looking for Santa Barbara foreclosures, San Diego foreclosures or California foreclosure properties in general.

Florida foreclosures posted the nation’s second highest total, with foreclosure filings reported on 30,254 properties in March. The state’s foreclosure activity decreased nearly 7 percent from the previous month but was still up almost 112 percent from March 2007.

Lou Barnes in the Inman News reported that “Oppenheimer says that global debt underwriting has fallen 55 percent since July (a $2 trillion strangle). In the first quarter, global bond and stock underwriting combined fell 45 percent; issuance of mortgage-backed securities dropped 82 percent; and non-rated “junk” bonds tanked 88 percent. For those who still buy the Wall Street line that this is all about housing, note that new issuance of state and local student-loan securities, a $330 billion market, in the first quarter fell all the way. Zero.” In my opinion, this distressing news probably means there’s more foreclosures ahead.

California’s foreclosure rate for January ranked second highest among the states, and Florida’s foreclosure rate ranked third highest. Other states with foreclosure rates ranking among the top 10 were Arizona, Colorado, Massachusetts, Georgia, Connecticut, Ohio and Michigan.

Today, RealtyTrac released year-end data from its 2007 U.S. Foreclosure Market Report, which shows a total of 2,203,295 foreclosure filings — default notices, auction sale notices and bank repossessions — were reported on 1,285,873 properties nationwide during the year, up 75 percent from 2006. Colorado, Ohio, Georgia, Arizona, Illinois and Indiana all posted foreclosure rates among the nation’s top 10 in 2007, and all these states documented more than 1 percent of their households entering some stage of foreclosure during the year, up from 0.58 percent in 2006. RealtyTrac released its September 2007 U.S. Foreclosure Market Report today. Here are the highlights: (1) U.S. Foreclosure activity was down 8 percent from August, (2) U.S. Foreclosure activity was up 99 percent from Sep 2006, (3) Foreclosure rate was one foreclosure filing for every 557 U.S. households, (4) Nevada, Florida, California registered top three state foreclosure rates, (5) Top 10 metro foreclosure rates were mostly in California and Florida cities, along with Las Vegas and Detroit. Effective October 1, 2007, Assembly Bill (AB) 2429 will change the qualifying educational requirements for the California salesperson examination and for obtaining a real estate salesperson license.

National Highlights: Foreclosure activity increased 36 percent from July, 2007. Foreclosure activity increased 115 percent from August 2006. REOs increased 59% month over month, the biggest increase of any of the three foreclosure categories (Default, Auction, REO). State and MSA Highlights: Nevada, California and Florida posted the top three state foreclosure rates. The states with the most total foreclosure filings were California, Florida, Ohio, Texas, and Michigan. California cities accounted for six of the top 10 metro foreclosure rates. California cities accounted for six of the top 10 metro foreclosure rates. Other top 10 metro foreclosure rates were Detroit, Fort Lauderdale, Las Vegas, and Cleveland.

RealtyTrac, the leading online marketplace for foreclosure properties, today released its July 2007 U.S. Foreclosure Market Report, which shows a total of 179,599 foreclosure filings, default notices, auction sale notices and bank repossessions, were reported during the month, up 9 percent from the previous month and up 93 percent from July 2006. Without my wonderful crew of programmers, who each have triple my iq, there is no way my free fsbo service would be where it is today. If you have ever built a house, you know how crucial it is to have experts at concrete, carpentry, roofing, marble, landscaping etc. Building a great internet presence requires the same. No heavy lifting required, just keyboards.

After too many addictive years of clicking, my eyes are beginning to feel it. Had I instead been as passionate about jogging, I guess I’d be complaining now about my ankles and back. Of course, I’d be 25 pounds lighter and have no cholesterol problem either. Nevertheless, the internet provides that same "runner’s high," but without exerting anything except your mind and eyes.

I never thought when I started this blog, that I’d wind up joining Facebook. All this community networking stuff is contagious, enlightening, and sort of strange. In my first 48 hours on Facebook, somehow 5 people found me and wanted to become my "new friend." I didn’t even have to buy them a drink or a meal, or listen to their jokes. Instant friends. No hangover or money out of pocket required – I like that.
