Not all banner networks are created equal.

Most banner advertising is sold on a CPM or CPA basis (cost per thousand impressions or cost per acquisition). There are numerous marketplaces to bid on the traffic across the thousands of networks. A sub-industry has even grown up around the profitable disposal of remnant impressions. These professionals may not own the sites or inventory they sell, but are able to arbitrage it. Behavioral targeting is often employed to serve ads to people whose ip address is cookied.

Amazingly enough, many banner advertisers have no clue on what sites their ads appear. There is no transparency. The advertiser, instead, extrapolates their net CPC (cost per click) burn rate based on whatever their ROI (return on investment) is for the campaign.

Buying banners directly from the owners of specific sites may be old school, but it is no less complicated. Going direct could actually be to your disadvantage if the owner is selling space on his page through a network. Why go direct if you can figure out where to buy the same space for less on a remnant marketplace?

What makes our banner network different?

We do not sell our banners through any ad marketplace. Going direct is the only way to work with our network. Additionally, the list of sites participating in our network is transparent. You know the exact name and url of the hundreds of real estate sites that carry your ad.

How does it work?

There are two options. #1) Your banner can turn on our wholly owned sites for a flat fee per month. #2) Your ad can be placed on to a static banner which resides on hundreds of other real estate sites for a flat fee for a specified amount of time.

What’s the value?

Branding, product placement, engagement, traffic, and sales.

What is the demographic?

If you elect to be on our wholly owned sites, our audience consists of real estate investors, sellers, realtors, lenders, escrow, and insurance reps who prospect from the thousands of property postings on our free listing syndication service.

If you choose to be on our banner network, your ad is seen on hundreds of individual real estate sites. In aggregate, these sites generate several million impressions each month.

I enjoyed reading the blog post of Kathleen from Adotas.com so much I had to comment on it. It seems the Madison Avenue marketing world has finally discovered how truly second inning our online real estate vertical really is.

How do you measure someone’s presence online? Everyone knows that 1 unique user session, is better than 1 visit, which is better than 1 page impression, which is still better than 1 hit. 1 unique user session, however, doesn’t compare to 1 videocast or podcast download or to 1 rss download of an article. 1 unique user session is nothing to getting 1 optin email address, or 1 person to post a comment. 1 unique user session is worthless compared to 1 new friend on Facebook, MySpace, or LinkedIn. 1 unique user session is meaningless to 1 indexed back link on Google, Yahoo, or MSN. Internet marketing is about learning to forget traffic, and think engagement.

In the report released by the research company, Yankee Group, the Internet presently accounts for nearly 20% of overall media consumption in the US, but advertisers only invest about 7.5% of their budgets online. By 2011, nearly 25% of all media consumption will be online, while advertisers are predicted to spend 15% online.

The research company, Yankee Group, released a forecast that online advertising will reach $50.3 billion in revenue by 2011, which is more than double the figure for 2007.

During this real estate downturn, you will see more agents, brokers, lenders, escrow, and insurance folk pay for online advancement. Companies able to deliver quality traffic, seo services, online branding, and social media marketing will be in high demand. If you haven’t already decided to expand your business online to survive and thrive, it’s not too late to make that change.

I read an interesting clip in the Inman blog about how real estate consumers are searching online. VisiStat, a company that tracks Web stats for brokers, just unleashed a report for 2007, indicating that 62.2 percent landed on real estate sites by typing in the URL, 23.6 percent got there by search, and 16.2 percent by referral links. These stats suggest that it is not all about the search engine. Three-quarters of the visitors to real estate sites arrived because of branding and links.

Everyone seems to have their own idea about how to market online. Most everyone in the lead generation biz could care less about branding. Paying for the click and mass emailing to keep your lead form machine pumping is not a realistic long term strategy. I hate to spoil the fun, but people do not like to consider themselves as leads. The most important lesson that the offline world has taught us is that branding builds trust, and vice-verse. Product placement, sponsorship, and endorsements from the top sites that your audience already uses and trusts is money well spent. Don’t let the hit and run mentality of lead gen keep you thinking that branding is dead.

Most people marketing online continue to operate with the assumption that conversion is based on some magic formula of pay per click or mass emailing. Return on investment is their holy grail. In the offline world, companies pay for branding, sponsorship, product placement, and endorsement. In the online space, very few are willing to pay for these tried and true concepts. They prefer to make the Big 2 search engines richer. Think about owning a piece of the rock of the top 20 authority sites in your vertical that already get the traffic. You’ll be amazed at how inexpensive it is to go direct.

There are 3 ways to achieve search engine optimization. First, one can streamline their site and content using best practices. Second, one can employ a middle-man to find authority links to point back to your site. Third, one goes direct, without a middle-man, to the authority site owner. This is SEO really.

I often get asked what kind of people use our free FSBO (for sale by owner) sites. The demographic of our portals includes not just sellers and buyers, but realtors, mortgage brokers, insurance agents, and other trade professionals who prospect the free seller listings. It’s no secret that about 15% of US listings start off as FSBO. Since 1999, it remains a privilege to have our portals help reach these eyeballs.

Having a hard time finding new clients? Looking for a better way to attract visitors to your site? Tired of expensive search engine clicks? There are already a number of excellent directories and portals online that cater to the audience you are seeking. Once you find the good ones, sign up and join. The more authority links you establish pointing back to your site, the better. Internet marketing is a labor of love. To feel the love, you pay it forward.

It is not news that it is getting tougher to make a living as mortgage broker and real estate agent. There are many factors to blame, and business is likely to get tighter before it gets better. What can you do? Polish up your personal brand and bring quality traffic to your website. Don’t waste another nickel on postage, printing, newsletters, magazine ads, and refrigerator magnets. Clients are online enjoying, enabling, and empowering themselves. Advertise on sites they may be visiting.

At Connect in San Francisco, Matt Carter reported in the Inman News Blog, about my chance meeting up with Marlow Harris at a Connect party. Matt wrote: “Michael Stark of LookForProperty.com was telling me about a magazine article he’d read on his flight to Connect. The upside, he said, is that “a lot of people who are nobodies can come in and make a dent.”
