I was sitting down with Mark Mowery of Professional Yacht Partners recently. Mark is an old time Newport Beach yacht broker whose family has been in the Newport Beach shipyard business from the 1930′s. He is also a yacht captain and USCG Merchant Marine officer. He also owns a professional yacht partnership business that caters to investors and owners of larger world class private yachts in Newport Beach. I have known him for many years, and anyone looking to find a slip in Newport Beach should give him a call.

2011 may be the best time to purchase real estate in nearly a decade. It’s my opinion that 2011 residential and commercial property prices in Southern California will be at bargain levels not seen since 2003. Factoring in what a dollar was worth in 2003 compared to today, and the opportunity becomes even clearer. Gold currently hovers around $1,400 per ounce, compared to gold in 2003 which trailed in the $400 range. Real estate prices, in the meantime, denominated in dollars will likely be near the same dollar price as 2003 in Southern California. Is there appreciation ahead for hard assets like a home or a commercial, industrial, retail, or multifamily building? I think it is a good to time to buy or 1031 exchange into Orange county residential and commercial real estate, and Los Angeles county residential and commercial real estate. I believe online real estate in 2007 is where the online travel industry was in 1997. I believe real estate has gotten a lot tougher with sales down, foreclosures up, and subprime imploding. I believe most of the players want to thrive and grow, unless they are planning to retire. I believe thriving and growing in this climate takes money and the Internet. I believe future success will depend on owning the best online machine and/or having consultants able to feed your company with traffic, branding, seo, and leads. I believe that if you can’t build it, buy it.

Brad Inman, a visionary innovator, ponders in his blog about the next big idea for Web 2.0 real estate. Ripe for change, I believe, is the second biggest cost usually during a sale: Title Insurance. Is the title industry the sacred cow invisible elephant in the room? Insurance offers are rife online, except hardly for title. How many life and dental policies do you buy in 75 years? Title hits most every property sale. About 15% of US homes are FSBO. Think of the opportunity an upstart could have just branding and engaging eyeballs on FSBO and/or on any of the Top 1,000 most visited real estate sites. Sacred cows make the best hamburger.

Given the growing proliferation of real estate blogs, it is great that agents and brokers are finally realizing the incredible value of RSS. Back in 2005, I am proud that NeoRealEstate.com and PostYourProperty.com were early adopters of RSS in the online real estate world. Back then, I thought it would be a great quick way to allow users to subscibe to the feed of the posted properties by way of rss, opml, and atom. Of course, I wasn’t shy to rotate into every fourth posting position a text ad from one of our advertisers. Since my portals offer a free for sale by owner posting service with no referral or set up fees, I realized long ago, in 1999, when my sites started that eyeballs equal circulation. After 8 plus years, the ad based model continues to work. Affiliate marketing is still in its infancy.
