Online real estate today is like online travel 1998. Online FSBO, for sale by owner, is a couple years behind that.

Everyone knows the First Rule: Location, Location, Location

The Second Rule is: Get the inside scoop before everyone else. If it’s not listed, go direct to the owner.

Finding a property deal before it hits the MLS (multiple listing service) is about searching FSBO (for sale by owner) real estate to gain the competitive edge.

Realty News Now recently published an article about PostYourProperty.com and NeoRealEstate.com, and the growth of online FSBO.

I felt compelled to make a comment on the Tech Crunch blog in response to what was being said about online real estate. I wrote that “It is estimated that approximately 15% of all property for sale in the US is FSBO (for sale by owner). Online real estate in 2008 is like travel in 1998 – and FSBO is the stepchild of online real estate. Everybody knows that real estate is one of the largest industries on the planet in the offline world. As long as more gurus and dollars are invested in online music, video, travel, and job search, it should be no surprise that online real estate will continue as a dwarf vertical.”

For Sale By Owner sites help people during a real estate economy of falling prices, slow sales, and a credit crunch. Frustrated sellers want to connect with buyers directly. Buyers are hungry for deals before they hit the MLS (multiple listing service). No one likes paying high commissions. Consumers are clicking to sites that better service their needs. Since 1999, our sites have enabled sellers to market their property for free.

AIG, Bear Stearns, Fannie Mae, Freddie Mac, Lehman, WAMU, and $700 billion makes me optimistic about the growth of online FSBO. In tough times, people need to save money. Buyers want to find deals before they hit the MLS, and go direct to the owner. Sellers want to cut commissions and market for themselves. Professionals want to interest sellers in their services. I read an interesting clip in the Inman blog about how real estate consumers are searching online. VisiStat, a company that tracks Web stats for brokers, just unleashed a report for 2007, indicating that 62.2 percent landed on real estate sites by typing in the URL, 23.6 percent got there by search, and 16.2 percent by referral links. These stats suggest that it is not all about the search engine. Three-quarters of the visitors to real estate sites arrived because of branding and links.

If online real estate in 2007, was like travel in 1997, then 2008 may be the perfect storm . . . .

SearchHomesOnTV.com offers a variety of services, plus comparable pricing, mapping, and neighborhood info. They can also assist the seller with marketing, including a 40 second video walk-through of the property, distributed to a number of major real estate web portals, television and radio advertising, classified newspaper ads, direct mail promotions, flyers, and signage for the home. They also announced a new tv show called, “Search Homes On TV,” which will air on many local cable channels.

Crumbling prices, slow sales, and a credit crunch in 2008 will keep the FSBO option attractive to buyers and sellers. Since many FSBOs use an agent in the end, players in the brokerage, mortgage, title, and escrow field are taking greater interest in the online FSBO space as a source for new business. Whether they buy or build their way into the FSBO industry is another question. Finding a unique pipeline, and having the talent to tap into it, is the top priority for most companies looking to survive and thrive during the housing downturn.

The down turn in the mortgage and housing market will likely last through 2009. This shake out has impacted tens of thousands of realtors and mortgage brokers. Only the fittest and/or richest will survive. Foreclosures are at an all time high. On top of this troubled economy, it is no secret that the internet is forever altering how real estate deals are done. Buyers and sellers online are empowered as never before. The FSBO (for sale by owner) marketplace is no longer the step-child of the real estate industry. In fact, FSBO sites are a part of the solution to getting out of this mortgage and housing mess.

Online real estate can be divided into 5 types of businesses. First are sites that allow people to search the MLS (multiple listing service). Second is the field of property valuations. The third offers demographics and census mash-ups. Fourth are community based forums and news services. Fifth is the world of FSBO (for sale by owner), which is divided between sites that offer a FREE FSBO service, and the others which do not. If you are trying to succeed in online real estate, work with the top sites in any of the 5 verticals.

I’m unsure if Harry Truman ever bought and sold a home by owner, but I admire a quote that is attributed to him. He said: "I have never seen pessimists make anything work, or contribute anything of lasting value." Considering how optimistic and confident one must be to try and sell a home on your own, I think Harry may have been a FSBO lover.

The idea came to me back in 1998. We went live in early 1999. As a Realtor, I thought that if I created a free FSBO listing service, I might be able to work with local sellers. Unfortunately, most of my postings were from out of state. This turn of events made me realize that my mission was about building a free FSBO portal. NeoRealEstate.com and PostYourProperty.com – 2 sites – 1 portal – outside the box.

For Sale By Owner is about buyers and sellers connecting. FSBO sites get crawled religiously by hungry Realtors, mortgage brokers, insurance agents, and other trade pros all prospecting the free seller leads to farm. Do it yourself sellers prime the pump. Water flows. Everyone drinks and links. Sellers love to sell and save. Buyers love to buy and save. Professionals love to help out so you can save. Advertisers love the link SEO and the eyeballs and are saved. I just love FSBOs.

As if the real estate industry needed another blog . . . .?! Generating publicity would be an easy answer, but I believe it’s all about the conversation and adding a unique voice. In a brave new online world where the small is the new big, being the center of attention is not as important as being useful. Lately, there seems to be a lot of blog chatter seeping out of the real estate vertical. People you had never heard of, all of the sudden are the experts. It’s the old story: first to move, first to be noticed. Since 1999, it has been a true adventure to own and manage one of the oldest FSBO real estate portals online. Why shouldn’t there be free forums where owners and agents can derive benefit from posting and transacting property deals without the hassle of set up costs, referral fees, or tariffs? I like these new blog experts. They are the people you have never ever heard about. Here to shake things up. Here to join the old timers still working outside the box. Here for your one and only infotainment. Here with ANOTHER BLOG.
